Whether you’re purchasing your dream home, acquiring an investment property, are a real estate developer or anyone in between the attorneys at Sassoon Cymrot are here to help. Real estate transactions can be complex, lengthy and oftentimes emotional. Our team is here to mitigate some of the stress by making the process as straightforward and clear as possible, while serving as your advocate throughout the entire transaction. Additionally, if you maintain a mix of residential, investment and commercial property, your Sassoon Cymrot team member is equipped to manage all of your needs.

When it comes to residential property, we provide advice and guidance on all aspects of our clients’ residential real estate transactions. Our attorneys represent buyers and sellers in connection with acquisition, sale, and financing of residential properties, including single family homes, condominiums and multi-family properties. We advise property owners on compliance with landlord/tenant laws. We prepare purchase and sale agreements, conduct closings and review title/survey matters to establish clear title to the property. Our firm serves as title agent for First American Title Insurance Company.

For commercial transactions, we work with buyers and sellers on land-use and zoning issues, leasing, property development, and tax abatement.

FAQ

Real estate law governs the buying, selling, leasing, and use of property. It covers contracts, zoning, financing, title, landlord–tenant relationships, and property disputes.
Title is the legal right of ownership to property. A title search ensures the seller actually owns the property and that there are no liens, claims, or restrictions that could affect the buyer’s ownership.
Title insurance protects buyers and lenders from financial loss if a problem with the title arises (such as undiscovered liens, fraud, or errors in public records). Most lenders require it, and it’s highly recommended for buyers.
Boundary disputes may be resolved through surveys, negotiation, mediation, or, if necessary, litigation. Courts may look at deeds, maps, surveys, and historical use of the land to settle disputes.
Common issues include: Title defects or liens Undisclosed property defects Zoning or permit problems Financing or appraisal issues Breach of contract by buyer or seller
